To request a handyman estimate, send a short repair list, a few clear photos, your location, and how you want the work finished. You do not need to diagnose the problem or know the name of every part. Describe what you see and what you would like changed.
What to Send With Your Request
Start with these details:
- Location: Your address and city or county, plus whether the property is a house, townhouse, condo, or rental.
- Repair list: Give each task its own line and name the room or area. Include rough measurements or quantities if you know them.
- Finished result: Say whether you want a basic repair, a paint-ready surface, or a fully finished job.
- Materials: Note what you already have and what you need the contractor to supply. Product links or packaging photos help identify parts.
- Timing and access: Include any deadline and anything that affects access, such as stairs, parking restrictions, pets, or an occupied rental.
For several repairs, mark your priorities and identify optional work. Mention HOA, condo, or historic-district restrictions if you know they may affect the project.
Take Photos That Give the Repair Context
Include a wide photo showing where the problem is and a close-up showing the damage. Add a tape measure for scale if useful. For painting or trim work, show the surrounding surface so the contractor can discuss how closely a repair might match.
Describe anything a photo cannot show: “The door sticks after rain” or “The stain has grown since last month.” Take photos from somewhere you can reach safely; there is no need to climb onto a roof or open electrical equipment for an estimate.
Be Clear About What “Finished” Means
A drywall patch ready for paint is different from a patched, primed, and painted wall. If you do not have matching paint, ask for a touch-up price and a separate price for painting the whole wall.
For door and window repairs, describe the result you need, such as “close and latch without forcing it.” You can leave the repair method to the contractor.
If you see water damage or recurring problems, mention them before requesting a cosmetic fix. What looks like routine repairs and maintenance may need further assessment. Larger projects may fit bathroom remodeling or outdoor construction.

What to Check Before Accepting an Estimate
Photos may be enough for an initial estimate. A visit may be needed to check measurements, access, or hidden damage. Ask whether the price is preliminary, fixed for the listed work, or based on time and materials.
When comparing estimates, check:
- Included work: Do they cover the same repairs, materials, paint finish, disposal, and cleanup?
- Possible extras: What could change the price, and how will you approve additional work?
- Schedule and payment: When could work start, how long might it take, and when are payments due?
- Follow-up: What workmanship warranty or return visit is included?
The FTC recommends multiple written estimates describing the work, materials, completion date, and price. Ask about large differences rather than choosing on the total alone.
Check Qualifications and Local Requirements
For electrical, plumbing, gas, or structural work, ask who is qualified to perform it and whether a specialist is needed. Ask for proof of insurance and check credentials through Virginia DPOR's license lookup. The Virginia Board for Contractors explains that license class sets project-value limits, while classification or specialty determines the type of work allowed.
Ask who will handle any required permits and inspections. For a property within the city, use the City of Fredericksburg's residential construction guidance; for a county property, contact that county's building department.
